A summary report on the state of the real estate market in Pinecrest, Florida, was recently released by Ashley Cusack and her team.
“To say that the Pinecrest real estate market is hot might just be the understatement of the century!” said Cusack. “The market in one of Miami’s most sought-after neighborhoods is positively on fire right now.’

The housing options are various and conveniently placed around the area. The schools also receive high ratings and excellent reviews, which makes it a good choice for families.”
BHHS EWM Realty International’s CEO, Owner, President, and South Florida real estate guru, Ron Shuffield recently released his 2nd Quarter 2021 analysis, and the data is startling.
The number of total home sales in Q2 2021, in the under $2M Pinecrest housing market was up 124% versus Q2 of 2020. “That’s a huge jump, but the real eye opener is the over $2M housing market, where there was a 575% increase in sales in 2021 versus the same quarter in 2020” added Cusack. 54 Homes sold for $2M + in the second quarter of 2021 whereas just 8 sold during the same 3-month period last year.
With sales numbers up so high, inventory is dramatically low: under $2M it is 73% lower than for the same period in 2020 with only 1 month of supply available. The over $2M market has seen 55% fewer homes for sale with 93% less supply.
The economics of supply and demand is certainly in force, with prices having increased 47% and 11% for under $2M and over $2M homes, respectively.
