Houston summers are brutal on the AC system. Fall is a good time to give the HVAC system some much-deserved attention. Here are a few fall maintenance tips for your HVAC system.

Replace Your Air Filters

Houston is full of pollen, leaf debris, and pollutants. Although you should be checking and changing your air filters regularly (about every 30-90 days,) the change in seasons is a good reminder to have fresh air filters.

Another thing to consider is purchasing a new high-efficiency pleated air filter. The folds in these filters trap more small particles than traditional filters, keeping your system clean and your family healthy.

Clean Your AC Condenser

If you have an outdoor unit, make sure to check for leaves, pollen, dirt, sticks or other debris. Clean the debris from the top and sides of the system. After you have cleared your condenser of all the major dust and debris, hose your condenser down. This will remove bugs, dust, and finer debris that you may have overlooked or that you can’t get to because it’s inside the condenser.

Seal Air Leaks

Leaks in ductwork can lead to higher utility bills. Stop air leaks by sealing ducts with aluminum foil or mastik tape. Your energy bill will thank you for that.

Schedule Your Repairs Now

If you already know your AC unit needs repairs, do not put it off until next spring or summer. Putting off air conditioning repairs until next spring or summer can mean you won’t be able to rely on your cooling system when you need it again. And let’s be honest, this is Houston, where the calendar may say February, but it feels like April or May. If you wait, your AC may not be reliable for those unexpected winter warmups.

AC and Heating Tune-Up

Prevention is always the best medicine, even if your HVAC system has worked beautify through the summer. Fall is a good time to schedule your HVAC tune-up. Even though Houston is not known for its cold weather, it can get chilly here in the winter. We usually have at least one to two good freezes a winter. You do not want to wait until it gets chilly just to find out your HVAC system breaks in the middle of the freeze. Schedule a visit with a professional AC and heating repair technician to make sure everything is working as expected. This includes:

  • Calibrating your thermostat for accurate temperature readings.
  • Cleaning and checking all connections.
  • Checking and cleaning other parts such as sensors, drains, ducts, pipes, and thermostats.
